Q: How does the process work?
A: Fill out the contact form to give us simple information about your home or call us. We'll contact you to immediately schedule a visit to discuss your needs and how we can assist your situation. We will walk through and do an evaluation of the house. Using this information we can typically make you an offer right on the spot. If you accept the offer, we will work with a title company to sign the documents and set up the transactions. You receive your money at the closing and you're done.
Q. What kind of houses do you buy and what states?
A. Currently, we buy single family homes, condos, and townhouses. Mobile or manufactured homes and multi-family are soon to come. We are a nationwide company so we will consider properties throughout the Unites States. Puerto Rico in the near future.
Q: How are you different from a real estate agent?
A: Agents provide a great service if you can fix the property, wait several months to find a buyer and can pay the commission of 3-6% of the sale. Our company actually buys the house from you just the way it is, with no wait time other than processing time, and at no cost to you.
Q: Are there any fees or costs if I sell to you?
A: No hidden fees, commissions, or fine print. We make our money after we pay for repairs, rehab the property, then re-sell it to another community member.
Q: How long does it take to sell my house and get the money?
A: Typically we schedule closings 2-3 weeks after a you accept the offer in writing. However we can set it for a time that is convenient for you to accommodate your needs.
Q: How long does it take to get an offer?
A:We can usually see the house and make you an offer on the spot but no more than 24 hours of us seeing the property.
Q: How do you determine the offer price?
A: There are a few factors to consider, to include: the current condition and location of the house, the cost or repairs needed to resell it, the value of other houses in the area, and the real estate commission required to resell the house. We also need to know what is owed on the property (mortgage/liens) and offer a fair price that works for you and us as well
Q. What if I still owe a mortgage or a lien against it?
The good thing is we can usually pay that off for you, in conjunction with everything mentioned in the last question.
Q: Is there an obligation when I submit my info?
A: No, zero obligation to you. Once we make you an offer, it's 100% your decision on whether you want to work with us. No hassle.
Q: Do you buy houses that need repair?
A: Yes, most of the houses we buy need repairs. Don't worry about the level of repair needed, we can handle it all.
Q: Will you buy my house if a tenant is living there?
A: Yes, even with a tenant, with or without a lease, we are still interested. NO problem.
Q: Why should I work with you?
A: Typically there are two transactions per property 1). when you bring us a house to purchase and 2). when its time to sell it. We close quickly so you will be compensated quickly. Another reason is quantity, buying and selling is what we do for a living. Also consider our network, we partner with over 5800 other investors who are also buying and selling that can utilize your services.
Q: Is there anything else I should now?
A: Yes, many of our realtors also assist us in the rehab process, therefore receiving additional compensation.
